Clayton there is a Paul Simon song   50 ways to lose your lover.. well in rehabbing houses there is 50 ways to lose your money.Even though you may get some savings on materials with a builder account like we do.. the real savings is in labor and doing the job right the first time and time efficiency.. if your rehabbing lets say 20 to 30 homes simultaneously  IE pretty standard production line for a above average turn key outfit.. the homes are in various stages of course..

However, if you're dealing with a larger outfit who wants to use a 60 page contract, an LOI is the way to go.

do we need 2k hand built fly rods Nope but we buy them.. me I limit my fly rods at 700 to 1000 each.. but then you can spend 250 to 1000 on the reels and of course you need two or three reels or more with different lines in them .. so to get properly outfitted for fly fishing you usually drop about 10k.. 

But that feels like nothing once you've done the hard stuff of furnishing it nicely and outfitting the kitchen!  

Hi All,I am closing on a brand new fully gut-rehabbed 4-unit multi-family building (Garden, 1, 2, & 3) and am looking to outfit my units with the latest and greatest in home tech. 

Of course some folks will always think they're getting a better deal from some fly-by-night outfit.  

I don't know a single long-distance outfit that finds it worthwhile.

I am positive several large turnkey outfits were established more than 10-12 years ago.I also would like to know how this person purchased 2 properties in Austin, and managed to not realize ANY appreciation.
