Its a strange phenomenon.For the record, I plan to invest in multi family units in 2019 and I will NOT be looking in San Jose for that very reason It's an interesting subject and is an ongoing discussion at https://www.biggerpockets.com/forums/12/topics/609...My answer is there, the post with the spreadsheet.

The appreciation cannot continue similar to the last 5 years and the last 5 years has much higher appreciation than the historical appreciation (which is high but not as high as the last 5 years).They are assuming on-going rent appreciation on par with the last 5 years.
