My personality is such that I’m cynical about any guru or paid boot camp but I’m sure others here have had good experiences.I’m happy to meet for coffee, etc if helpful and in the greater Boston area.A few groups I’m aware of are Ocean City out of Wakefield and Brownstone AG and there are always the homeVestors (we buy ugly houses) folks.

not sure if that area's economy has improved but I was looking at stuff pre GFC there and it was pretty depressed. although Its one of my favorite airports to fly into.. especially landing from the west and coming in over the ocean and Bay its a really cool approach and the 100.00 hamburger joint on the field was good. although i think it may have closed.To me its one of those markets you have to be super careful in.  

For instance the multiple threads about Ocean Point Property Management & Morris Invest have much different negative comments.

He schedules for that wed/thurs and cancels out of the blue.  

The environmental variation is matched by very few places (ocean/Beach, mountains, desert). 

High(7-8) Blocker.And Texas City High School.Texas City, on average is a very blue collar type of place.

It's located in a solid blue collar area and is an out of state investment for me being that I live in Southern California.

But, it is a solid blue collar area with low crime.
