I’m not sure how I came to that misunderstanding but I appreciate you setting me straight. 

As to the other things that were upsetting the current landlord... perhaps it's a case of problems with expectations, tenant selection process, misunderstandings, and how things were managed (from start to finish).

But I think you misunderstand what its goal is.

A one page bulleted list, with simple language, outlining the points you agree on (sometimes called a "letter of understanding") can be invaluable down the road, when people's memories fade and there's misunderstanding on what was originally agreed to.

It seems I was misunderstanding what is considered preforeclosure.
