You have to keep in mind that a plex will never be valued the same as an SFH, and renovations may not have the same effect on the value as an SFH.If renovations are not needed right now, I would work toward getting the rent to market for the as-is condition and then renovate each side when you have turnover. 

And started to identify us as who will not make money and never succeed in life.My thoughts:- I don't mind paying $40K for real estate education; however, my reservation is their professionalism.

It's so hard to say generally what problems might come up, but the first that comes to my mind is work history - do you have 6 months on the job and a 2 year work/school history?

That's a real bait and switch scummy thing to do, but I guess I shouldn't be surprised these days. keep in mind this is not usually bait and switch it could be and they are not being scummy.they simply are at the whims of thier senior credit facilities wants and needs..
