I have a mobile home park in Idaho which will have an onsite property manager.

I'd be seeking someone to fund the down payment of the deal and I would be responsible for property management/bringing in funds for initial renovations for a profit/split.

Using 50% rule (expenses excluding P&i is 50% of rent) here are the numbers;1800 (rent) - $900 (expenses) - 1468 (heloc) = negative $568/monthAt your rent point with that size unit, your expenses will ve less than depicted by the 50% rule, so let’s use a likely more accurate 40%1800 - 720 (expenses) - 1468 = negative $388/monthNow let’s imagine you self manage and you time is not worth anything (I strongly recommend believing your time is worth less or worth less than a quality PM would charge) with 8% further reduction so expenses are down to 32%1800 - 576 (expenses) - 1468 = negative $244/month. 

What type of properties are you looking to add to your portfolio?

Ive been using the same for many years now and its my foundation for operations, follow-up, workflow management and communications. 

I am a CT based investor, flipper and property management company owner.  

Spending a ton on property management doesn't seem like the best move.

That being said, that decision has resulted in a portfolio of over $200MM and my life has absolutely been changed.

Depending on the size of your portfolio and what you're doing in real estate, it may or may not be worth it setting up all these entities.I don't run any other businesses.
