Got them the foreign entity doc within 2 hours, and sent a party wall agreement (which was completely inappropriate for this deal, not the correct form at all - but I signed that form on both sides, literally making an agreement with myself, which they accepted!

If so.... instead of buying the multi family for $100K..... see if you and the seller can come to an agreement where you buy the multi family for $150k on the premise that they will Warranty Deed (literally just sign over) the house to you.That’s what I did in Cleveland earlier this year with literally the same type of situation.

Conventional lenders always have a disclaimer regarding which states they operate it.  As someone investing out of state, should I be looking for a lender where I live, or in the market where I'm investing?
