With my most recent purchase - I literally put $0 into it and will be making $1500/mo when I move out of it so my ROI is incredible... but at the end of the day it is still only a drop in a barrel towards my end goal. 

Got them the foreign entity doc within 2 hours, and sent a party wall agreement (which was completely inappropriate for this deal, not the correct form at all - but I signed that form on both sides, literally making an agreement with myself, which they accepted!

A few weeks in and I have no complaints: -seems that there is still plenty of support where I need it-literally zero fees (besides MLS and REALTOR fees)-very generous commission split until your reach your cap, similar to KW

OR just start literally interviewing agents who work specifically in your area and know the market well.

Literally about 1-2 days after I posted this, Midland Mortgage satisfied the mortgage and I have since closed on the resale!

If so.... instead of buying the multi family for $100K..... see if you and the seller can come to an agreement where you buy the multi family for $150k on the premise that they will Warranty Deed (literally just sign over) the house to you.That’s what I did in Cleveland earlier this year with literally the same type of situation.

Conventional lenders always have a disclaimer regarding which states they operate it.  As someone investing out of state, should I be looking for a lender where I live, or in the market where I'm investing?  

It's certainly not an easy or quick process but it can be an excellent way to literally build equity into your property and get a home designed just how you like it.

You literally said that you couldn't picture yourselves living in the other 3-5 unit properties.
