My grandfather helped build Grande Coulee Dam and my Brother just retired working on the 520 floating bridges and the pontoons (amazingly interesting project) while I find it fascinating, it's way out of my league...

If you're in the low level A leagues, you're still a professional baseball player, whether you ever make it to the majors or play in a World Series!

I would challenge any professor atan ivy league school to step in next month and manage your portfolio and lets see how it goes. 

Tenants are irresponsible and can not be relied upon to inform you when a water line  or a drain line is leaguing.
