Backstory - we have an apartment complex that had a $339k loss on paper last year (I'm a 40% partner).

I have yet to complete a walk-through of the property and see what renovations may be needed (potential for HVAC and interior, but from my understanding the roof and windows were replaced within the last 7-8 years).

Their millennial population has seen a 25% increase over the last 5 years and the baby boomer population has grown by 13%.

I have made some promising contacts since posting my last couple posts.

If you are trying to buy a $ 1 million home, and they bought it 20 years ago for $250,000, it’s likely they have a whole lot more wiggle room – and less price sensitivity – than someone who paid $1.2 million for it last year.

Latest is prop 33.  3rd attempt to pass this with aids health foundation having spent mid $40m last I looked.  

Lastly - why?

I have a feeling Florida will catch up soon after these last storms. 

Pricing tools that exist on the market are decent, but you also need to know how to control it, otherwise, it will go nuts with unrealistic rates far out and extreme last-minute discounts. 

This year we cleared about $530k revenue which was like a 3.5x from last year which returns were negative for 2023 , but I'm assuming that's not going to be the case for 2024 once we file.
