Ok - Search VRBO (or AIR) to find properties like yours, i.e..... 2BR/2BA, with Spa & BBQ, with view of lake, 1/2 miles from downtown.Then search these properties out into the future about a year.

Have a neighborhood bbq or invite them over for beers. 

Typically operators who have a good track record don't need additional KPs which is the ironic thing too.

I got too many irons in the fire but I just can't stop poking.. haha.

If you suspect any cast iron drain lines to be original, I would have them scoped - or simply budget to replace them - as they are nearing end-of-life.On the electrical front, you will be looking for active knob-and-tube wiring.  

Ironically, my best performing MF asset in terms of current cash flow is in OKC.
