In what is expected to be a continued tight housing and real estate investment market, there are a few tips and tricks that can help investors get some advantages given the current state of mortgage terms and limited housing options. 

This links to the system design.Here is my guess regarding the system size trending (I might be wrong) - Most of the developers I have got in touch with (at lease in CA) are still interested in 1-5 MW projects as more and more transmission project suitable lots were taken/investigated/too expensive to construct.

There is a lot of loopholes, tips and tricks to take advantage of so just keep having conversations with seasoned investors, Realtors, Bankers, GC's.

He is a family friend and we have even looked at some off market for sale by seller too that I identified stuff where he wouldn’t even earn a commission and he was happy to investigate for me - more of a looking out for me / family than counting a check (I am not looking for expensive real estate and he has owns the brokerage of 20+ agents, unfortunately my purchase isn’t much of a profit opportunity for the office but would probably be more embarrassing on him if we get something wrong  😂) Noted on the inspection though and I will stipulate it is a deal breaker on my side.

But if you've hit a point where you're kinda tipping the scales, that's when it's worth considering a shift and step into that passive investor zone.My perspective shifted when I started mingling with other accredited investors.
