I would maybe hire a designer who can spruce up your listing and create a theme that attracts your guest avatar.

I remember reading something about being there (x) amount of days and having an area designated as your separate space.

From a design perspective, I think you need to work on a more cohesive look throughout and tone down some of the colors you have going on in the living room/kitchen.
