That home was in Milpitas CA.. probably worth about 1 mil today.. but I lived there 2 years sold it made over 50k and I was off to the races.. primary home equity as I look back 50 years of ownership and multiple homes has made me well over 2.5 million in tax free gains. 

There will always be upward pressure on rents there as well.

These are great programs to use and NY offers a few as well as a couple of Nationwide DPA's and grants.

A well-structured deal with a clear exit strategy can be just as valuable as a full rehab.

Filter changes are a good time if you have them as well.

(Unless it was a rental, then you have to pay depreciation recapture as well, usually at 25%.)
