What I did was follow this formula to calculate the area after I manually calculated the angles in Illustrator: https://www.wikihow.com/Find-the-Area-of-a-Quadril...My value came out to the same as the survey, which is good and bad.

Someone in the lending business will have to answer that question but it's likely because the 50K borrower performs better than the 35K borrower...illustrated by historic default statistics, rather than arbitrary preferences.

IMO, it omits the most important things an investor is seeking when the investor is considering an equity line of credit in investment property.You see, an investor getting the ELOC is looking to have access to a lump of cash, so things like CLTV and appraised value are very important - that article did no calculations illustrating those factors.
