Once you start stacking more and more property loans into your personal name, it can bleed into your personal credit worthiness.This bit me in the butt when I wanted to refinance my own house when rates were in the 2% range.  

They were told by their lawyers when they sold the house (after things were fixed), that the did not have to disclose the problems as they were fixed. 

They don't want the company to be potentially liable if an owner doesn't follow through with the inspections and repairs.After the GFC, we needed the capital investment or they would have had to tear down more houses than the thousands that they already have.

Even in towns where they desperately need affordable house if, they can’t get over the stigma of MHPs.The other issue you’ll run into is highest and best use.

Are there any  other effective  platform to list  the house for that purpose ? 

I bought a house last week and am selling a house next week, but I don't know how many doors I have today, unless I effort a count. 

. - 2 story house with very small rooms and and 2 steps down, imminently as you enter the front door.- Gated community and in a reasonable HOA. - The home is 2 payments behind and already got a letter from the lender about future foreclose.

That's a house of cards ready to fall down fast. 

Buy 1 or 2  house close to your home or at least someone what close depending on numbers. 

There isn't enough information in here about the current state of the house to be able to advise you, but I would think #3 is a definite no as it seems unnecessary from a cost perspective although that market has scale to accept it.
