As I look into the market and start to build a team I had a few questions:1)  How difficult is it to get and keep a rental license OOS?

Condos don't appreciate at the same rate as single family homes, and you are always a newly elected board away from STRs getting banned in your building. 

I personally like to buy in towns/neighborhoods in which no new builds are possible within 10 miles because all the land is developed.

Glad you are setting aside money, but if the HVAC is 20 years old, or the septic system has never been pumped, or the roof is 25 years old, etc; you will get hit with a cost before your build up enough set aside.How stable is the other tenant? 

I will say that even though you get the boost from VRBO and AirBNB, the first year of operation is usually lean as you build up the rep.Offering a discount on the stay is a way to be more attractive but don't go crazy.

Are the new builds for owner/occupants or build to rent?

@Jaycee Greene Yeah it is easy for one to get discouraged when buying this type of project but I must say they are decent when trying to start low and build capital, that way you dont have to deal with **** properties or mediocre neighborhoods again. 

I had started a meetup that was getting a solid build up, but unfortunately, Covid hit and I had to stop it.

I would like to build several (2 - 6) "shipping container" type homes for either short, mid or long term rental.
