We do have a few deals under our belt up in Michigan and looking forward to our new adventure in Alabama.

They won't learn those items until they actually do deals. 

Did you already have your business set and LLC before making your first deal?

It will save you a ton of money upfront and you'll gain the experience to upgrade to larger deals.  

Why someone willingly wants to work with a government agency that will slow down turnover, dictate rents and rent increases, and dictate repairs is beyond me. 

I think a community bank would be much more apt to put a deal together for you than a big national or regional bank like Huntington.

Often times, there's houses or land worth $500k listed with an opening bid of $30k which is a fantastic deal; however, if you were to win the auction, there may be multiple liens and $100s of thousands of hidden fees that you have to pay at once (based on what I read online).

Now, you need to figure out how to find deals and pay for them.

So far, the best deal I have been able to find is 5% down with no PMI (80% from Fannie and another 15% from a second lender).

I closed 3 deals last month with way less manual work.
