I am just starting off, I have not yet decided on this, and would like some insight.My Goal: To build long term wealth, but also transition out of a 9-5 as soon as possible - without rushing of course and doing things the right way (I'm 25y.o.)I realize this is asking for the best of both worlds, and it's never that easy, but I'm willing to go to any lengths.

Our goal is to help tackle this crisis by rehabilitating one unit/block at a time.

Hello  @Thomas Sheehan,If your goal is to invest in an apartment where you don't have to concern yourself with maintenance and cap Ex, this deal (or perhaps another with similar rents and lower price) could make sense.The downside to deals like this is that your rents could eventually hit a ceiling as newer apartments (some with more amenities) become available.

My  ultimate goal is to buy and hold but with the higher interest rates I am trying my hand at flipping since its difficult to cashflow with a long term rental.I am  about to complete my first flip project and  wanted to weigh my options between selling or keeping as a mid term rental. 1) I am curious how the market is fairing particularly in Garland Texas.

Great book as well especially for getting everyone focused towards a common goal. 

It is simpler and possibly faster to scale.

The choice depends on individual financial goals and 5-10-year goals.
