Last year I landed a small 16 unit apartment building and now I have a total of 30 units and only do a fraction of the work on them. 

In the mean-time, there are charity groups who have plans such as building shelters out of old cargo containers, or building little "micro-houses", at costs that are a small fraction of that.

At 50 years of age I now cannot fathom why I would ever do any of those things when I can hire it out for a fraction of what my time is worth and get a better and faster result in the process.

When you get to multiple LLC's with fractional ownership and one needs to loan another some money to make it work... then you may need to come back to this. 

It is part of the single family house, but I have been paying tax on the income and depreciating a corresponding fraction, as I understood I was required to.  

If you're just tucking it away in a savings account however, it only earns a fraction of a percent in interest as long as it sits there.

Or the move into commercial NNN properties or fractional DSTs. 

But this represents only a tiny fraction of dozens of problems.

I found a sure deal this past June but didn't have even a fraction of the money needed.
