The DSCR program "Must use the lesser of the two either common rent from the appraiser 1007 rent schedule form on the appraisal or the lease".You also have to factor in the taxes and insurance because a guesstimate or ball park can kill the approval. 

@Ed Hoffman, I believe for an entity like an LLC to do business in a state outside of where it was formed it needs to register in that state.

Could be too late to form the more complex plans for 2024, so plan for 2025.Start an HSA plan.

Likely it is just a quit claim deed to your new name, however, also note that some states (ie MI - requires another form to be filled out and it changes our taxes - or can change them....).Get the help you need to make sure it is done right without costing you extra down the road.  

But in their case, the lease was long enough and well-structured enough that the income and stability felt almost like a normal acquisition.In your scenario, the airport authority charging a rent based on a percentage of gross revenue isn’t unheard of, and from what I’ve read in The Economist, these ground lease structures can pop up in different forms.

The desire to buy something is getting too high as 2 years without a purchase is too long for me.  

The red flag here for me would be the willingness to overpay when they’re not bidding against anyone.

I think working on getting liquid capital for these projects is step one for me.
