@Lydia Ford yeah, Florida has a low water table, but look on the bright side, you have no state income tax or snow, makes up for the lack of basements.

Fixer,   700sf unfinished basement and large detached garage/shop means potential for D/ADUs in addition to blank slate reenvisoning of the main unit.upper rainier beach is a really nice area (I live about 6 blocks west of this listing)  and among the more affordable in seattle. 

Do these tasks in this order....a) Go to your local REI meetingb) Stay away from the "big talkers" who act like they should be showing you a 1986 Ford Taurus.

I'm not taking my proeprty off the market for 30 or 45 days, maybe longer as it may require to be extended, to some guy who drives up in a 95 Ford who claims to be some real estate investor (translation, some jobless guy who probably has questionablle credit and no money).If the seller has tried to sell for 286 days and no hits, another 30 days probably will not be a problem, so a motivated seller might look at anything.

Any comments good or bad on this real estate course? It came out a few years back.
