I am open to properties that may require minimal renovations if the deal aligns with my investment criteria.My long-term plan is to scale my portfolio deliberately, ideally acquiring multiple properties within the next 1-2 years.

Ideally you do this if the rates are lower so you don't want to cash out refinance a property if the interest rates are higher than your current rate.

Of course, I make sure my MTR passes the LTR test first, which is that LTR rates must AT LEAST break even the monthly payment or ideally, make $200 per door in profit.
