I compile the list of only properties that can gross six figures plus and with prices under $800k.

Trying to figure out what I can/should expect to charge for 1)Purchase price; 2) Down payment and; 3) the spread per month if any on what I pay per month.

@Mike Sfera some property managers might do this and maybe give you general guidelines on what to expect for Class A, B and C areas, etc.

I'm not sure what you've heard or are expecting, but as with anything in life you generally get out of it what you put into it.

@Josue RamosRecommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

What effects would you expect to see from this legislation change?

Expect rates to be higher than "typical" financing programs - right now, I'd plan for at least 8%+ depending on the whole scenario. 

My focus is on uncovering properties priced under $800K with the potential to gross six figures annually.
