Luxury STR's can really perform exceptionally, I've heard St Augustine is a strong market, can't go wrong with anything Naples..Savannah is also a hot spot.

Unfortunately cash flow and unit count are the two metrics most are taught to chase which leads to buying in the lowest barrier markets lacking any fundamentals that are indicative of creating any true net worth or gains (with limited exceptions).

This is an exception.Theoretically you can have unlimite properties using VA loan as long as your benefit is not used up, but realistically no way you are going to keep on getting an exception.

As I read your comments @Anna Strausbaugh it is very similiar to a 'subject to' deal except that you are assuming the loan instead of using a wrap around or keeping the mortgage in the onwers names.

Again, they transact quietly.The few exceptions are a handful of very large foreclosures (e.g. 3200 units in Houston) with terrible operators.
