In any case, storm windows over a well painted and caulked window trim can almost equal the r value of double paned windows and it matters little because glass is a terrible insulator whether single paned or triple w argon.

I would say that a Commercial Real Estate Broker is better for commercial deals and the Property manager is better for residential, if all the rest is equal.

Just beware that you will then only have 180 days from the day we take title to the lot to complete enough construction so that the value of the lot and the completed construction equals your reinvestment target.

As far as inflating the price and asking for an equal amount of seller's assist in return, keep in mind the house has to appraise for the inflated purchase price.

My question is, all things being equal - i.e., let's say in two years the market in our area is exactly the same as now  - would there be much or any value lost by using all the new appliances and fixtures, etc. for two years?
