As far as I know the IRS and lenders are not to keen on arms length deal.

In regards to SFR vs Multi and getting private funding, I'd think more investors would be keen on investing in multi.

In any case, I would say that it's going to costing me a minimum of $200 per month in perpetuity.I am very keen on the notion of using this as an opportunity to significantly change my cash flow on the building by eliminating the gas bill (for me, anyway:)  I see a few options:1.)

Our HOA has reserves equal to 250% of our annual budget (aka a lot), and he seems pretty keen on spending (although much of the spending is needed). 

I'm not super keen on living with my residents but, it seems like a good way to make my money go further and get off to a good start.

AS all you know I am not all that keen on newbies thinking the road to real estate rich's is paved through wholesaling.

I have a keen interest on starting my real estate investment journey, and I want to learn by doing.

If he isn't keen on providing what you need, find someone who is.
