A 4 family unit rules out large dogs so medium to small dogs and cats sounds about right.

I went in the other day with an officer, and didn’t touch anything, but it appeared to be just clothes in the bottoms of the closets and all over the laundry room, a crib, a dog cage, and bags of trash.

The only annoying thing is that I collect additional information that cozy doesn't (references, bank info, etc.) which means I have a paper application + cozy.FWIW, I've allowed small dogs and cats in my unit but say they're negotiable...I don't want to disqualify an otherwise excellent tenant because they have an animal. 

I've been dating someone new since April of this year, which has helped a lot after a lot of unhealthy behavior for around 2 years.  

Regardless, i would not advise or ever recommend such potentially fraudulent behavior.

Go at different times of the day/week and make sure there are no rowdy neighbors or dogs that could affect you retaining/getting tenants.

The shift likely won't be as drastic, but there will be a shift.Nobody really knows how the market is going to react to school starting this year - buyer and seller behavior has been a little bit different than in previous years so we might see something totally unique this year.

As @John Warren points out, in his market dogs are selling for 4-5 caps because the market is hot.
