Anyway at the last minute they agree to sell...lad de da....Next thing they have a lawyer saying that the we DISTRESSED......They didn't know what was going on...WE stole the equity......Alot of ******** to say the least, but they play the system....JUST BE CAREFUL....

I'll need to test for lead and remediate which for obvious reasons I'd like to avoid..He is a TAW so you can give him 30 day notice, though as of 3 minutes ago if you didn't already give him notice you are probably looking at 3/1/14 (pretty sure that "30 days" is 31 days in a long month, but serve by Jan 29th to get them out for the end of Feb).If he contests I'd have a better reason than "I don't want to de-lead if his kid stays there" for court...

In court they used the fact that I had evicted a black man and rented to a white woman as de-facto proof of my discriminatory actions.I countered with the defense that while I had no problem with renting to any color of person and would never favor one color over another - nothing in the law says that I have to rent to the annoying or the disagreeable ******** of the world.

I have set up an LLC and have accountants on both side of the border as there are tax implications when foreigners buy in the states.the hard part so far has been problems getting investors as i'm far from being a millionaire.
