Most agents have you sign an exclusive listing agreement with an end date.

I do like Hospitable direct booking options and that they can process payments, tax etc. on their end and each DB site can have a different pay out options for different clients.

This was sudden and no previous communication on listings that have hit their site previously.

It might be time to have a firm conversation with the tenant, letting them know that going forward, rent needs to be paid in full on the due date as stated in the lease.

@Jeff Galak no XP with either, but after looking over the sites both appear to be mostly a call line and contractor dispatcher, which many self-managed investors can often handle now via contractor directories like Thumbtack, Angie’s List to start until you find your reliable go-to’s.
