This doesn’t mean that one can’t SELECTIVELY find “deals” that make sense.  

@Dylan RobinsonI don't think so, I think its just a matter of if the numbers make sense there isn't too much more to think about in my opinion without ending up in analysis paralysis.

Also, having to interrupt stays to replace later doesn't make sense. 

It's pretty much only used for properties that are so far out there that it doesn't make sense to have someone drive out to show it. 

With fix and flips, the goal is for a short term hold so the interest only payments generally makes more sense.  

The slight decrease in NOI for me would alter my outlook on if leverage on my portfolio makes sense to buy a STR. 

If you can get considerably better than 3% on a new deal, it may make sense to extract that 200k and move it into a new deal.
