Whoever did the construction cut some corners and the sound passing between units can be quite loud (we know because we initially bought it as a house hack and lived there ourselves).

They don't: find property, process the assumption, transfer a loan, guarantee anything.They do take a $5500 nonrefundable fee and 1% buyer side commission so as an agent I can't see how you would try them out as you will need to cut your pay.

This is just the normal operating costs, never mind the big things that come up occasionally with capex like when you have to replace a major component (furnace, water heater, sewer line, driveway, steps, deck, windows, roof, doors, siding, landscaping, etc,) and it costs $10-20k.

That can cut into your net gain quite a bit.

the "regulars" who have their turf battles (or hmmm, ya think anyone might ever cut any backroom deals on who goes after what?

If the fed cut rates next month it's possible some of this capital will become more active, although tough to say.

I have downloaded both Chris's version and 123flip.com lite version, I do not see all 25 components (from the  book) on the spreadsheet.
