Personally I think you can find markets that have great appreciation and cash flow (and more favorable business climate and less punitive landlord laws) but just like people opt to live all over the US for their own pros/cons reasons, people invest all over as well. 

This is especially important in muggy climates.

Wanted to get some Californians’ prospectives on the real estate market and owning property here during this current political climate and the overall situation in this state.

Don’t know if this would help, but I just looked up an appraisal on a loan we did on a multi story  421 unit climate controlled storage facility in GA.The land cost (really appraised value, owner owned the land for long long time) was 17% of the hard/soft costs.

A good reason why  stucco and wood frame construction in a winter climate can be a disaster. 

I base this on political climate and projected industry expansion/contraction.

I am looking for someone who is in the state of Oklahoma that is willing to chat and provide information on the climate of Oklahoma.

Even in a tight debt climate, 50% LTV take-outs should be available.  

But after a year of my wife checking our kids out of school early to take them to acting auditions, she got fed up with the annoyance of the school system (not to mention the socialistic and extreme liberal political climate of the schools in LA).

If you bought it today at least you would've gotten 2 years ahead of the mortgage and getting strong rents in a better economic climate.
