If someone were to buy a few acres near the hill ($150-200,000 estimate for 5-7 acres mixed use) and invest in smaller homes and/or tiny homes, you would have long term renters lined up.Also for business ideas, desperate need for a commercial laundry facility that would cater to short term rentals (pickup /delivery for laundering linens...)

Evolve is 10% but I still need a PM that handles contacts and cleaning etc that is a flat 350-400 per month and includes in person contact, maintenance and answering messages/contacts from guests VS Vacasa is 18% with higher stated occupancy and includes everything down to linens, calls, maintenance, propane, soaps etc....I am thinking maybe do the marketing myself with the programs that I know are available for marketing, booking and pricing while using the PM/cleaner that does the maintenance, calls, walk throughs without doing the marketing and pricing. 

Cable, wifi, washer, dryer, kitchen with all utensils and appliances, all the furniture/linens are there. 

My cleaner recently sent a message saying the linens were taking longer than usual because the guests used every available towel and some extra linens.
