@Jon Holdman and @Bryan Hancock have outlined some salient points that clearly present a challenge or road block to the method you plan to use to acquire these properties.Why not take a step back and try for the lower hanging fruits or smaller multifamily units, which you can use as a springboard to future higher capacity multifamily purchases?

They can be more flexible to tailor to your situation in my experience, because the decision-making capacity and exception process is so much closer to the loan officer than a big bank.

If not this is very bad as if you wanted later on to get damages or anything else this tenant likely does not have the full capacity to enter into a lease agreement to begin with.Just sounds like a tenant that is too much of a headache in the long run than for what it is worth.I used to want to save the world but now just want headache free investments that make me money.Hope it works out for you.
