If I'm doing floors, countertops, painting (int and ext), installing cabinet hardware and etc then I buy all the materials for those specific tasks and I get the green light when to get those tasks completed ASAP.  

I am a licensed Cabinet Maker and I know my experience in construction will lead me towards a fix and flip business and a buy and hold strategy as well.

The second part is: How do you organize your file cabinet, what file folders do you include, and What is the best organization tips you can give?

For example, new cabinets, new flooring, painting, new fixtures, etc. 

I've seen too often someone buying a property because it's cheap and then are perplexed why their tenant pool isn't the upper middle class that they intended to get by popping some granite on the kitchen cabinets. 

We still pay a cleaning service to come in, as they will do things most tenants will not, such as clean inside all the appliances and cabinets.

Home Depot and Lowe's can have them ordered or you may be able to find a local cabinet place that works with laminate.

I keep a paper-free office because I don't have the luxury of a file cabinet ( the Twins would have taken it apart ).
