Find a buyer for your seller, and charge the buyer. 

And in second, setting up a "plan Z" where if all else fails what does get "burned to the ground" is replaceable, and the wealth center is protected on it's "asset island".

Sounds like the issue is the lender you are working with does not allow first time home buyers for DSCR.

Once rates do fall, I think prices will definitely increase again as competition heats up with buyers re-entering the market.
