The "price" of a piece of improved real estate can be re-characterized as the cost of attracting an owner, which takes into consideration all the neighborhood characteristics traditionally affecting the price of real estate.

While I have not yet closed a deal with a BP member, I have made some invaluable contacts both local and otherwise that I would have never came across if not for this site.

@Jay Hinrichs - pigs cannot be re-positioned for retail; it's a function of where they are even more than what they are.  

I understand that properties can be re-financed after ownership of six months.

I know at least one member is here from Charlottesville.

Because it’s been X years since a peak or drop, doesn’t mean this will repeat and is not something that can be relied upon.
