I can do all the basic things like lawn maintenance, snow removal, painting etc, and some electrical and plumbing.

Some width and some without a property manager for the units that are self manage.

It is like selecting a car, they all basically do the same thing, some have more bells and whistles than others, but will you use all those bells and whistles or are you just looking to get from point A to point B.

I market them as basically a 'turn key small business'. 

And basically anything that rings a bell would be helpful.The reason i am asking about this is i am trying to understand if there is a market need (pain) to make revenue streams more predictable and to insure away such risks.

Also, for your on site manager, do they perform any basic maintenance and do you give them a stipend or just discounted rent?

Cape Cod is HIGHLY seasonal and basically goes dead from October through April.

I did walk away basically breaking even (probably out a few grand, but not losing my shirt) and with a much better respect and eye for a "great deal." 

The forums are still good, but the rest of the content is basically a bunch of advertisement.
