These regulations are basically trying to prevent all unsolicited calls and text messages to people with whom you don't have a prior business relationship or permission to contact.

Excellent, well-written post @Will Gaston Not sure if/when there will be an oversupply of the student apt complexes but I'd def agree that there will always be a strong market for SFH or basically any non-apartment style housing right around USC. 

I live in the Rabbu site - I like the customization aspect, with most sites it provides enough information to make accurate assessments, you can also pretty clearly see the difference between a well run STR and a MEH run STR.

The ones I manage total to 20 bedrooms.These rooms rent for between $125 to $225 per week depending on room size and amenities in the room (beyond basic amenities may include: Desk, Tv, private entry, tenant controlled AC, additional storage).This month after padsplit takes their 14.25% cut of the revenue I am recieving, from the units I own, $15,230 from 3 homes.

I'm not sure how often they do an assessment on the valuation of their properties, if it's quarterly or annually.The dividends seem very high at .7% for the quarter, which extrapolates to 2.8% for the year. 

Basically a turnkey investment with all new interior upgrades that is poised to bring in solid rental income.

Usually landlords don't care but some tenants prefer a basic app like Zelle/Venmo.Full transparency: I've used Venmo and Zelle in the past to collect rents. 

You can talk to investors who have done flips and BRRRRs  and ADUs and ask them lots of questions so assess if either of those are viable options for you.
