I'm curious to know how often property managers actively suggest value-add activities for properties (ie, building an ADU, remodeling, buy-fix-hold opportunities etc etc). 

To echo the rest of the group, if you're planning on holding the property, a DSCR is likely your best bet, assuming your investment property is in a rental area that supports the debt service. 

Maybe you can expand on what kind of properties and price points you're targeting, buy & hold vs Flip vs MTR etc?

K-1 losses, generated through depreciation and cost segregation, can often offset distributions during the hold period, minimizing taxable income.

Plus, just the Holding cost for one month at say 7% of $50mm is $3.5mm just for one month.If you're in your 4th year of school or the trades, do you have both of them covered? 

Just buy and hold strategy for medium to long term.Cant do Forced value or any renovation.

But I do believe the houses hold their appraisals better there.Horseheads is the cream of the crop in Chemung county.
