The land is relatively flat, no trees or other obstructions, and has access to all utilities. 

Hello Bigger Pockets,I just completed construction on a 2-flat which was built on an empty lot. 

I went with a flat fee of 30k each.. and I then spent 50k on a big presentation in San Francisco.. included a room for 300 .. drinks etc. radio adds my flight down ( well I flew my own plane LOL  but my team had to fly down.. ) we sold those all of them in that one weekend.. so this lowly dumb @@@S realtor ( me) made 660k in one weekend minus 50k in expenses so like I said you can go both ways with commish.. and those builder were estatic their bank was putting pressure on them and they knew exactly what I was making since we had a listing agreement and I got paid on the hud like any other bozo realtor.

Any urgency should have been baked into the list price.

The assumptions that are baked into the analysis are the meaningful piece of the puzzle.

My first HVAC estimator said there's no where to put the AC unit in the back so it'd have to go on the roof (we're looking into alternatives). is the roof a flat roof style? 

-I could simply charge a flat fee for each of the services I provide (10% management fee, couple hundred bucks for the finding of the place and a couple hundred more for closing the deal, etc)Has anyone out there been in this kind of spot?

A flat fee realtor will list you on the MLS.

Any advice on hanging my license with a traditional company vs. a flat fee company to maximize return on real estate investments?

I'm looking at a place in Chicago in an up and coming neighborhood, it's a 2 flat with 2 1 bed 1 bath units.
