I recently had a woman who purchased a flip from me find a way to contact me with a problem she is having with the property that I flipped, sold to her by my agent.The day of the inspection for the purchase of the property, there were some shingles (asphalt shingles) that came loose, and I opted to replace the areas that cam loose before closing. 3 months later, Las Vegas had one of the most powerful windstorms in 10 years.

If someone is using their water for car washs or other such activities (I don’t have a lawn with this property it’s all pavement so we don’t have sprinklers haha) then they would be billed accordingly.

So how do you make any money on this deal... this is like much land in areas that prices are sub 200k for finished product .. its really worth NOTHING>  no way there Is any money in this for you or a builder.Unless your numbers are way off but I don't think they are that far off.. pipe is pipe asphalt is asphalt concrete is concrete...

IIRC the dimensional shingles were about $40/square.Back when I was getting ready to do my first roof I obtained "Residential Asphalt Roofing Manual" from the local roofing supply house-I've never seen HD have the best price-and I also got "Modern Roofing, Care and Repair" at a yard sale for 50 cents.

maintenance and repair seems rather low... asphalt or dirt roads??

There are always options, but sometimes you have to hit the pavement hard to find them.

We drove the tollway up toward Wisconsin watching the lines on the pavement because you couldn't see 50 feet ahead of the car.
