Also, if I'm on the board of an HOA, shouldn't ALL the hours spent in meetings and helping to maintain all 34 properties in the complex be considered "Material" hours?

The reasons being, rent by room is technically a boarding home style of operation, think halfway house, elderly care facility, childrens home, etc.

That sounds like a pretty good plan, but I would make a few suggestions:1) if you think it may have had squatters or the previous residents would come back, board up the windows too while you're doing the work. 2) If the property was occupied by the owners or tenants, you may need to file an abandonment notice and wait 10 days or so (check your local laws) before changing the locks.

BP and investing in general is more a passion thing for me, I have been an investor almost twice as long as an agent and I volunteer a lot, I am on the board of the RPA (Rental Property Association - a non profit advocating for lanlords) and I do all the marketing for the RPA, teach free classes etc

Court of Appeals for the District of Columbia on Friday overturned a lower-court ruling from 2023 that had quashed the Justice Department’s request for information from N.A.R. about broker commissions and how real estate listings are marketed.https://www.nytimes.com/2024/04/05/realestate/doj-realtors-n...Given that the lawsuit no longer requires members to be members of nar or the local mls’s I’m not sure the doj can really move the needle anymore than the settlement in the sitzer case by farther going after nar, to the extent they want farther changes, it’s probably wrangling state licensing boards.

@Elton Tate Agents are required by their board to change the status within 1-3 days, but many push that as it's not really watched.We don't recommend offering asking price.
