Tenant called me saying water is leaking from bathroom upstairs to living room downstairs because there was water leakage and accuses me plumbing is old (well, house is only 20 years old).I had multiple problems with this tenant in the past. 

The only thing that protected me against the false verbal accusations of the seller, that I had "taken advantage" of him, was that I had everything in writing including disclosures.

When you run wholesaling with fix and flip on a huge scale you’re subject to these kinds of accusations in 2022 when the narrative blames institutional buyers and flippers for rising house prices and rent. 

There is an individual who has been brought up here in BP and accused of doing hard money loans but not having the money to fulfill the loan during the draws because they turn around and essentially sell the note to someone else to fund the deal but if they can’t sell the note the investor could get hosed during rehab due to lack of promised funds

Being licensed means you'll be held to a higher standard than non-licensed individuals, and assume the risk of being accused of using your specialized knowledge to take advantage of the public.

The list of promoters and auditors included in the accusation keeps growing including someone with last name of "Rockefeller".Just saying if you promote something (especially if it's your own fund), the SEC may get into you.The case is still going on these days.

Thanks so much for chiming in here, Scott.I think this is why it galls it so much when I say what I think are very reasonable things about not taking suicidal risks in this business and approaching what must be done with the right methodical mindset, and random BP posters accuse me of killing people's dreams.I own more than 10 units.
