But your tenants should ultimately know that you control their ability to remain in that unit, so if they become too difficult -  you just let them know at the end of their lease you will not be offering a renewal if things don't improve - whatever the issues may be.

Bartending is the only place where I can make $30-50 an hour at the moment.Luckily I do share this house with my sisters and their husbands, so if an FHA purchase and living in a house for a couple years is the only way, I may be able to swing that.I'm fairly handy and have done many of my own repairs to this house over the years, so I'm fairly confident in my ability to be able to handle a slight fixer upper.

As mentioned above, USDA will not make you refinance into a loan if you want to rent out the property, but they do issue some warnings.When a property is no longer occupied by the borrower as their primary residence it will affect their ability to refinance the mortgage with USDA or continue to be eligible for servicing and loss mitigation options.

The SS number, driver's license, birth date, and address are all good for checking their credit, and their account information reflects their ability to make regular rent payments.Also get information for their social network accounts.
