It's hard for me to imagine suburban office / retail getting hit harder than it already has, and a small building for small companies in the services field feels interesting to me - right now that's a "Feel" and I have to wrap my head around whether data supports this hunch or not, but I do at the very least like the fact that office has been hit so hard, and seems to have no net new supply coming online. 

There's little to no benefit to the owner and the person running the arbitrage is missing a very obvious, much simpler business opportunity- just start an STR management company and operate as such.

And being in California, you really should be using licensed companies for everything.

I am familiar with the Philadelphia market and neighborhoods where units trade at or around $115K/door.For this to be a true 10.5-11% cap the monthly income should be ~$10,750.00 or roughly $1,800/unit.

We are considering becoming a private lender with them and I am doing some background research on him and his companies and wondering if anyone has done any deals with them.

A professional trustee such as Exeter Trust Company is the way to go if you want it done right, imo.
