Knowing some Spanish helps but is usually not a deal breaker.

I speak spanish and I've spent a lot of time in Latin America (have traveled to CR specifically several times) so when I started to look at other markets for my baby steps buying in CR or the Southern United States was going to create the same level of headache in terms of accessibility for me.

Mind you, the Spanish banks shouldn't be doing this as it's way too risky for them.

I read and write Spanish fluently and I am actively prospecting as a wholesaler in addition to my two short term rentals. 

There are lots of deals to be had here if you understand that Puerto Rico is based on Spanish law and has many differences from investing in the mainland.   

Some people are a bit shocked by the culture as it is a predominantly hispanic area, and at many places people would even talk to you in Spanish.

You need a marketing or promotional plan for your STR.Find a niche and market towards it.I rent to rednecks and Spanish people doing contract work.
