Hey don't go do this if you really have no ability to close or have not set up your short term funding or have your own money to close and don't abuse sellers by telling white lies to get them to sell you their property... think about the poor seller in these circumstances. they are counting on you...

Nothing wrong with it, I'd just give myself a 50% chance of closing....seller could change their mind, get some judgments, children could balk, get hit by a bus, etc.

It seems to me a very unethical, abusive way of doing business.

Put plainly, I'm not sure what to do to limit liability as a landlord if things get out of hand sexually between tenants or guests. 

The owner also relayed to me that the location is a ideal place for a bus hub and megabus has showed interest in using the property for that such purpose, but he is still willing to either buy lease option the property or sell it out right.

Sorry to hear of you being abused by an apparently irresponsible appraiser. 

I had to replace a water heater 2x after trying to repair it and it seems that my tenant kept throwing things against it and somehow abusing it.

We thought it was a great location, directly on and off the highway, walking distance to a bus line, shopping centers in close proximity, and the commuter rail to Boston minutes away.  

Once I receive a PM from them, to ensure I'm not abusing the purpose of BP, I ask them to send me an email, so I can so I can respond our service catalog and investor screening material.
