But looking at 2 bedroom properties for sale within the same area (as in about roughly 3km radius), what I see are these numbers (F - floor size, L - lot size):F: 90, L: 100 - $42,537F: 94, L: 91 - $55,537F: 72, L: 120 - $33,290F: 80, L: 80 - $51,000F: 84, L: 63 - $48,000And so on..

Our systems are just about rock-solid (some lingering P&L clean up, could use a better GC/Handy-person on call) and our occupancy should be taken care of through this weekend's showings.

If you haven't done so already, ask the seller to provide you with his trailing-12 P&L statement and his P&Ls for 2016 and 2017.

Not sure if l have to wait for prices to go down before l jump in.
